Renting a property whole and in parts without double bookings

Many properties earn more sold in more than one way: a villa as one house and as separate apartments, a guesthouse with a family suite made of two rooms. On the platforms these are separate listings, but they share the same rooms, and a booking on one must close every listing that uses any of its rooms.

Why it is harder than two platforms

Take a villa with 4 apartments, sold whole and per apartment on Airbnb and Booking.com. That is 5 listings on 2 platforms. The whole-villa listing must read the calendars of all 4 apartments on both platforms, and each apartment must read the whole villa on both platforms. With direct calendar links that is around 20 links to paste and keep working.

There is a second problem: platforms export the dates they imported too. Calendars that read each other in a circle can keep a date closed after the booking was cancelled, until every link has been read again.

The simple way to think about it

  1. Write down the physical units: the rooms or apartments that can’t be in two places at once (e.g. Apartment 1–4).
  2. Write down what you sell: each listing and the units it uses (Whole villa = 1+2+3+4; Apartment 1 = 1).
  3. Rule: a booking closes every listing that shares at least one unit with it. Cleaning days count too.

With HostEcosystem

This rule is what HostEcosystem was built around. You describe the units and the listings once; it reads each platform’s link once and gives each listing and platform one link back that already closes the right dates. Cleaning days before and after a stay apply to every listing sharing the units, and the cleaning schedule email lists which unit empties and fills each day.
